Staging Before & Afters

On the market for 5 months with no offers during the busy selling season. Staged & photographed in January. Under contract in 1.5 weeks for over asking.

This home had tons of gorgeous windows and a cozy fireplace, but the attention was focused on the unclear floor plan and odd architectural elements. Staging defined each space and showed how much a buyer could fit in the home, drew attention to the positive elements rather than their unusual positions, and created numerous emotional connection points to make the buyer fall in love with the idea of living there.

This bedroom felt tiny and the first thing a buyer would notice when they walked in was the poor paint job all over the trim. It was hardly a room that felt relaxing and cozy. Staging drew attention away from the messy paint, made the room feel bigger, and created a space a buyer would look forward to jumping into at the end of the day.

On the market for 40 days with no offers. Staged, photographed, and re-listed at the same price. Under contract in 4 days at the asking price. 

This home had a ton of potential but the furnishings were sparse, tired, and outdated which didn't help make the house feel like a fresh new space the buyer could call home. The sellers were able to move out in order to stage with updated, trendy, and emotional pieces that appealed to the widest market and created a home the buyer could aspire to.

Sold in 4 days for $20k above asking, making this the highest price per square foot sold home in the neighborhood.

This was an occupied staging working largely with what the seller had and adding in some fresh and up to date pieces. Aside from the typical decluttering, new rugs, pillows, and blankets were switched out to add warmth and texture, excess furniture was taken out to create a focal point out of the fireplace, and faux plants and small accessories were added to give the space life and again focus on the emotional connection points.
